Luxury Sales Awaken at The Porches

The Porches of Steamboat Springs

There are a few developments in Steamboat that stand out apart from the crowd, those that have been around awhile, that have lots of substance, great amenities, and quality that is unsurpassed.  8 years ago, when I landed in Steamboat, a partner of mine  recommended that I take a look at a place that was being developed at the base of the ski mountain, just away from the high density of condos and townhomes that were known to be “ski in/ski out“.  

At the time, there was a model in place with plans to build a total of 62 twin townhomes (they since have purchased land and added more inventory; they are up to 83 homes).  They were calling it, “The Porches”, which was a brilliant idea to create a “neighborhood” feel with expansive wrap around decks where folks could be neighborly and enjoy getting to know one another.  Plans were for whole ownership, along with a fractional component in 4,000+ square foot homes that started at a price point for $1.2 million.  No one had ever contemplated that this would fulfill a segment in the market that was missing for Steamboat families who were multi-generational, who wanted to stay under one roof when they came to town.  And because it was “off the mountain”, initially, folks weren’t convinced it would be the best product for their lifestyle.

But it worked.

The real estate market in Steamboat was just heating up.  As a new realtor in town, I became a member of the Porches Listing Team, and began my journey in the new home market, working at the model on the corner of Mt. Werner and Rockies Way.   I met a lot of newcomers to Steamboat and learned a lot from the builder, Bruce Shugart.  Bruce was coming from the Roaring Fork Valley, and his construction experience was primarily building masterpiece single family homes in Aspen. 

Just recently, an article by FractionalLife.com states that over the course of the year The Porches continues to experience a 10%  increase in walk-in traffic year after year and closed a handful of transactions in 2010. If you haven’t had a chance to check out the Porches and if you are considering this development as an option for a primary, secondary home or a fractional purchase, contact me.  Sometimes the fractional element in homes like these are very involved, and it’s best to find out the facts and long term investment potential before you dive in.  In terms of the whole ownership, The Porches is a great option particularly if you are planning on renting your home, due to the clubhouse and amenities they offer. 

In my opinion, these are some of the best built homes that you can find in Steamboat, and by far, the best value for price per square foot.
